Warranty Repair Request

Non-emergency warranty repair requests:

  • Non-emergency repairs include all items which do not affect habitability of the home.
  • All non-emergency warranty repair requests must be submitted through the website, or via the forms that were provided prior to settlement. Refer to the appropriate time line for submittal below.

Time line for submitting non-emergency repairs:

  • 90 day follow up: One time submittal of warranty repair requests at 90 days post settlement date.
  • 1 year follow up: One time submittal of warranty repair requests by the 1-year post settlement date.

Emergency Repairs: For warranty repairs constituting an emergency, contact should be at the time of occurrence. Please contact 804-366-5640 or email amanda.dukellc@gmail.com.


Please describe below any items you believe fall under your homeowner’s warranty. Refer to your home owner’s warranty manual for reference. Include a detailed description of the issue, when it first presented, and the current status.
Please describe below any changes you have made to the house structure and yard since purchase (example: added patio or deck to house rear, added fence in yard, room addition, upgrade electrical panel, etc.) Include a detailed description of the changes. Do not Include general decorating changes to home or general maintenance items (hanging curtains, adding grass seed, trimming limbs from trees, etc.). Please describe any changes made to home since purchase.
